You often already know your buyer
Most commercial transactions start in your own network: the tenant who wants to buy, the investor from an earlier deal, the neighbour who wants to expand. Hiring a commercial estate agent for visibility when you already know the buyer — that's exactly the cost you skip here. One fixed price: € 895 per property, 24 weeks.
Put the figures up front
Commercial buyers run the numbers: rental income, remaining lease term, gross initial yield (BAR), service charges, energy label (mind the label C requirement for offices). Put those figures straight into your listing. A commercial buyer who has to email for a rent schedule has already half dropped out.
Ten units or more? That's a project
For parks, complexes and developments you pay per project, not per home: € 4,150 (10–25 units), € 6,950 (26–75) or € 10,450 (76+) per quarter, excl. VAT — cancellable per quarter, so you pay for as long as the sale runs. You get your own project page with your own brand and renders, and registering interest is free for buyers — a paywall in front of your waiting list would wreck your own funnel.
What applies here too
Only owners (or managers with a written sales mandate) sell on Panvia. Estate agents and service providers may not sell or promote here — that keeps the listings genuine and direct. Promoting your own project is of course fine; offering services to other users is not.
What Panvia doesn't do: Panvia doesn't do valuations and doesn't broker — not for commercial property either. For tax or legal structures (a private limited company, the VAT option, rental guarantees) you're better off with your own adviser.
