The estate agencies run the entire property market and let no one in between. You're allowed to sell your property without an estate agent — no law forbids it — but in practice you can't: there's no platform where private owners or businesses can do it without an agent getting involved. If you want to be visible where the whole of the Netherlands is searching, you hire an agency and hand over 1.2 to 1.6% of your sale price — for work you can largely do yourself.
Panvia is the direct route. You list your property, you get found, you talk to the buyer yourself. One fee, known up front. No percentage of your proceeds for work you do yourself.

Will my property actually be seen without an estate agency?
We won't promise you six million visitors — those are on the portal owned by the estate agencies themselves, and as an owner you only get on it through such an agency. What you do get here: buyers who come precisely because these listings aren't anywhere else, a view counter per property you can simply see, and a listing link you share yourself with your network and on your socials. With commercial property you often already know your buyer — then visibility is the only thing you're missing, and that's exactly what you're buying here.
What does Panvia cost for buyers?
Searching and browsing is free. If you want to talk to an owner or make an offer, you take out a buyer's subscription of € 12.95 per month — valid for all properties, cancellable monthly, so you only pay in the months you're really searching. The owner shares their contact details in the conversation, once they see it's serious. Why not free? Because that threshold keeps spam out — the owner knows: whoever writes, means it. Am I allowed to sell without an estate agent?
Yes. An estate agent is never required. A civil-law notary is — they handle the deed of transfer and the handover, and we point you the way there. Beyond that you need: an energy label, your own story and the will to talk to buyers yourself.
What if my property hasn't sold after 24 weeks?
Then you renew your listing — € 895 again, 24 weeks again. There is no automatic renewal and no subscription: you only pay when you press the button yourself.
I'm selling a park or complex — does that rate apply per home?
No. From ten units you pay per project, not per home: from € 4,150 per quarter (cancellable quarterly — you pay for as long as the sale runs), including a dedicated project page, an interest list and lead reporting. Can I also sell my holiday home — even abroad?
Yes. Any kind of property is welcome on Panvia: homes, commercial premises, investments, portfolios and holiday homes — in the Netherlands and beyond. Housing associations and property managers with a sales mandate from the owner also sell here directly. To be fair: for property abroad the sale follows local law (think of a Spanish notario) — that is stated with the listing, and we provide information, not advice.
Can an estate agent sell here?
No. Panvia is exclusively for owners — when you list, you sign a declaration to that effect and we verify the ownership. Estate agents, intermediaries and other service providers may not sell here or promote services in any form — not even in the chat. Violations carry an immediately payable fine of € 10,000 per violation and we remove the listing and the account. So you know for sure: whoever you talk to here is the owner. Read the rules.
What doesn't Panvia do?
We don't do valuations. We don't negotiate. We don't attend viewings. And we don't broker mortgages or financing — for that you go to your bank or an independent adviser.
