1. Only owners sell here — every kind of property
You may list on Panvia if you are the owner yourself: as a private individual, through a company that owns the property, or as a housing association or institutional property manager with a written sales mandate from the owner. When listing you sign a declaration to that effect, and before publication we verify ownership (or mandate) against the land registry records.
All kinds of property are welcome: homes, commercial buildings, investments, portfolios and holiday homes — in the Netherlands or abroad. For property abroad, the purchase follows local law; we state that on the listing, and there too: we provide information, not advice.
2. No estate agents, no intermediaries
Estate agents, buying and selling intermediaries and anyone who sells for clients as a middleman may not list properties on Panvia. Not under their own name, not under the client's name, not through a workaround. A housing association or manager with a sales mandate (rule 1) is not an estate agent: they sell from their own portfolio or on the owner's direct instruction, and the buyer talks to someone who can decide. Does an owner want to use an estate agent anyway? Fine — but then a traditional estate agent with a portal is a better fit.
3. No promotion of services — in any form
Panvia is not an advertising channel. Offering or promoting services — estate agency, valuation, photography, mortgage advice, renovation, or anything else — is not allowed. Not anywhere: not in the listing text, not in the photos, not in the chat, not in an offer, not in your name. One platform, one purpose: properties from owner to buyer.
What is allowed: presenting your own property. If you're selling a park, a complex or a development, you may use your own name, logo, renders and story on your project page — that's showing your property, not offering a service. The line is sharp: promoting what you sell is fine, offering something to other Panvia users is not.
4. Violation: € 10,000 fine, immediately
If you break rule 2 or 3, you owe Panvia an immediately payable fine of € 10,000 per violation. On top of that, we remove the listing and the account immediately, without refunding any fees. You accept this penalty clause when creating your account — it's not there for show, but because the brand stands or falls with direct contact.
5. Reporting
Do you suspect a listing or conversation comes from an estate agent or service provider? Report it via the report button on the listing. We check every report and you'll hear what happened with it.
6. Fees
Sellers pay € 895 per listing of 24 weeks, excl. VAT — no commission, no success fee, no automatic renewal. You can also pay in instalments: per 4 weeks (€ 150) or per week (€ 37.50), excl. VAT. That's spreading, not a discount: if the property sells before the end of the term, the remainder up to € 895 excl. VAT is charged once. Stopping without a sale is always possible — the payments stop and the listing goes offline. Buyers search for free and pay € 12.95 per month to chat and make offers, cancellable monthly. The seller's contact details are only shared when the seller chooses to share them in the conversation.
Selling ten units or more? Then a project package applies: from € 4,150 per quarter for the entire project (cancellable per quarter). See Panvia Projects. Showing interest in a project is free for buyers and requires no account — the buyer's account only applies once you chat or make an offer on a specific unit.
7. Offers are not binding
An offer via Panvia is an opening for conversation, not a purchase agreement. Panvia doesn't broker, doesn't negotiate and is not a party to the purchase — buyer and seller arrange that together at the civil-law notary.
8. The seller's contact details are protected
A seller's name and contact details are never publicly visible. They only become visible when the seller shares them in the conversation — and then only in that conversation, watermarked with the recipient's name. If you pass those details on or record them to use outside Panvia, it's traceable to your account and your access can be revoked.
9. Your data
We don't sell data and we don't trade leads — to anyone, ever. We don't read along in conversations; you only get an email notification when there's something for you.
